Wardha Road, Nagpur

A 14-floor luxury residential tower with 72 units, the developer's first project switching from red-brick walling to VAJRA AAC. The structural engineer needed lighter walls to reduce dead load on the raft foundation; the architect needed thermal comfort without increasing wall thickness.

Outcome

Brickwork phase finished 18 days ahead of schedule with two fewer masons per floor. Steel quantity dropped 7% versus the original red-brick design. Interior temperature measured 4.6°C cooler than a comparable adjacent tower during the Nagpur summer.

Grade-A commercial office of 1.4L sq ft over six floors with full-height curtain glazing. Acoustic separation between tenants and a low U-value envelope were both critical for IGBC Gold compliance.

Outcome

IGBC Gold awarded on first review — wall envelope contributed 7 credits. STC-48 measured between tenant suites. HVAC load designed at 0.85 TR per 100 sq ft (vs. 1.1 TR industry baseline for Indore climate).

A 60,000 sq ft regional dispatch warehouse needing rapid masonry to hit a fixed cut-over date. The lower 3 metres of all four walls in AAC for impact resistance and the upper structure in PEB cladding.

Outcome

Walling phase completed in 38 working days versus a 60-day projection. Boundary fire rating of 4 hours satisfied the local fire marshal in a single inspection.

A gated cluster of 12 contemporary villas, each ~3,200 sq ft. The architect specified 6-inch external walls and 4-inch internal partitions to keep the wall footprint thin and maximise carpet area.

Outcome

Average 4.1% gain in carpet area versus a conventional 9-inch brick layout. Owners reporting peak summer interior temperatures of 28–29°C with single split-AC units sized at 1.5 TR per bedroom.

Wall envelope on track to deliver STC-52 between ICU pods. Smooth thin-bed finish is reducing the paint-prep cycle by an estimated 40% versus the brick-and-plaster baseline of the existing wing.

A 64-key boutique business hotel with restaurant, conferencing and rooftop bar. The brief was to deliver a quiet guest experience in a busy commercial precinct — every guestroom partition needed STC-50 minimum.

Outcome

Independent acoustic test post-handover measured STC-51 across 18 sampled room-pair walls. Hotel opened to a 4.7-star Google rating in its first quarter; guests specifically calling out the silence.
